Caliente Resort is a modern recreational resort that has the unique feature of being completely powered by renewable solar energy.  The Strata property includes 147 acres with private road access (connecting from Sabiston Creek Road).

The developed portion of the property is on an 8.5 acre parcel located between the CN Railway and the waterfront.  Each Strata title includes one cabin, one serviced RV pad and one marina berth.  Common property provides additional areas for storage and extra parking. 

The comprehensive development process has included an extensive archaeological survey, riparian review, environmental assessment, engineered septic systems, official railway crossing and structural engineering reports.  There is also an approved community drinking water treatment system featuring a highly productive well (automated and powered by solar)

The cabins have maintenance free exteriors and xeriscape landscaping.  Each cabin has a dedicated firepit on the waterfront side.  The location is within range of cell towers and reliable high-speed internet is available via signal from a transmission tower across the lake.

The Strata offers central propane storage, plumbed underground and metered at each cabin.  Each cabin features propane appliances, on-demand hot water and highly efficient LED fixtures.

Current strata fees are $291/month and annual property taxes are approximately $1500/year.  The resort is a building strata which means building maintenance (walls out) is Strata responsibility. The Strata Fee includes structural fire insurance and a significant liability policy. The monthly fees also cover funding for an onsite caretaker, maintenance for the private road and marina and general landscaping costs. Owners see additional savings with solar power eliminating conventional utility bills.

The rental process is carefully managed within our Strata Bylaws and Rules but owners can take advantage of rental revenue opportunities to further offset the already modest operating costs.

Strata owners are largely a hands-on group and we have several volunteer committees that help to keep our fees low.  We encourage active ownership and, in return, this investment offers both extreme value and a strong sense of pride in ownership.
